Your market debut starts with a Broker's Tour where we will bring the top agents in the area to preview your home for their clients.  We will provide catered lunch to draw attendance - we want people to experience what makes your home special.

Sunday Open House
The Sunday Open House often is the first place your potential buyer will experience your home.  We want that to be a lasting impression.

When possible, we request our clients to leave Wifi networks up and running so that we can install Sonos sound systems throughout the home.  We want to create an ambiance where our guests decide to linger.  We provide bottled water and on occasion other refreshments for our Sunday guests.  

Guests will be provided with full color brochures along with accurate and thorough information about the property.  Whether it is Aaron or a member of his team hosting the Open House, our unified goal will be to up-sell the many benefits of your unique home.

Negotiating the best possible outcome


Aaron has a large team to support the preparation and sale of homes but when it comes to negotiations, Aaron is exclusively responsible.

Reviewing offers / Negotiating an acceptance
Aaron's listings consistently receive multiple offers. Anywhere from 3 - 12 offers is common.  While price is always the first component, an offer is just an offer.  Aaron will help you understand the intricacies of each offer and advise you on what terms are in your favor and where potential pitfalls may lie.  Aaron's deep understanding of the contracts allow him to help you choose the best offer, and to negotiate the best possible outcome. With over 200 properties successfully sold, Aaron will guide you to the best option even when it isn't clear from the onset.  

Factors to consider aside from the price:
  • Who is the lender and do they consistently deliver
  • Who is the buyer's agent and what is their local reputation
  • Is the contract well written or are there professionalism concerns
  • What is the buyer's story and how strong is their commitment
  • What are the contingencies and how can we prevent the deal from going south
  • Have they done their homework or is this just an emotional reaction - Ideally we want both! 

Transaction management
Aaron and his team will watch your transaction like a hawk.  We will make sure that the buyers are performing their duties on time and in line with the contract.  If problems arise we will present you with different options, potential outcomes and a strong recommendation for the best course of action.  

Closing
Aaron will personally review the closing statement to ensure that the figures are correct. Aaron is also available to attend the signing process so that if any questions come up they can be answered immediately.  Aaron will personally assist with transferring of keys to the new owners and making sure that you have performed your duties of leaving the home broom clean.  Then, it's time for champagne!
